It is a shorter appraisal form than the traditional appraisal and is performed by an appraiser who typically never visits the property. Some hybrid appraisals have an exterior only inspection, while others include an interior inspection. A major concern regarding the hybrid appraisal would be the level of risk and liability.

Is a disclosure the same as an inspection? Disclosure is something given to the buyer by the seller documenting their knowledge of the property. My talk focused on PropertyInspections, which – to an outsider – might seem to be a straight-forward topic. So, with the changes in the first mortgage space, I asked the audience to consider several questions, when examining the varied face of propertyinspections that are currently in practice in the overall valuation profession.
As this property data collector thing moves along, there continues to be no legitimate reason for Fannie Mae’s motivation to push this so hard other than they want the valuation process fully automated and can pay $25 for an untrained inspector to view a home. Fannie Mae sees the appraisal process as “inspection + value.”
That’s why a complete home inspection is essential when looking at REO properties. Inspectors need to note any visible damage, check how well major systems are working, and estimate the cost of repairs. This information helps appraisers adjust their values and consider the costs of fixing a foreclosed home.
The data won’t be limited to what is gathered by propertyinspectors; however, appraisers’ data will also be in that mix. I wouldn’t want the interior photos of my home being catalogued by some third-party vendor that were taken related to a mortgage finance transaction I was engaging in. Ditto the floor plan.
