Snapshot: Current Mortgage Forbearance Trends

The overall number of loans now under forbearance fell by 7 basis points from 0.47% of servicers portfolio volume in the previous month to 0.40% as of January 31, 2025, according to the Mortgage Bankers Association s (MBA) monthly Loan Monitoring Survey. MBA estimates that 200,000 homeowners are enrolled in forbearance agreements. In January 2025, the percentage of Freddie Mac and Fannie Mae loans in forbearance dropped by 2 basis points to 0.17%.

Mortgage Applications Dropped Last Week Despite Dip in Rates

Mortgage application volume dropped 6.6% on an adjusted basis during the week ended February 14, despite a slight decrease in mortgage rates, according to the Mortgage Bankers Associations (MBA) Weekly Applications Survey. Applications for refinances decreased 7% compared with the previous week but were up 39% compared with the same week one year ago.

January Residential Construction: What’s Behind ‘Builder Pessimism’?

In January, the seasonally adjusted annual rate of privately owned dwelling units permitted by building permits was 1,483,000. This is 1.7 percent lower than the January 2024 rate of 1,508,000. It is however 0.1% higher than the revised December rate of 1,482,000. The rate of single-family authorizations in January was 996,000, which is essentially the same as the updated December number of 996,000.
