I hear these phrases quite often when it comes to product and software development, but I think they apply very well to solving complex problems like transforming the property appraisalprocess to work better for every stakeholder. housing cannot be accomplished with a focus on appraisal alone.
The Federal Housing Finance Agency (FHFA) announced Monday it is requesting input on the appraisal policies, practices and processes of Fannie Mae and Freddie Mac, especially as it relates to the GSEs’ appraisalmodernization efforts. The Request for Input (RFI) – open to comment until Feb.

Whether you’re selling your home to begin a new adventure or refinancing your existing home, getting an appraisal with the value you want is an important hurdle to clear. You may feel that the appraisalprocess is out of your control, but there are many easy and inexpensive ways to get both yourself and your home ready.
With the plethora of data available today, could an appraiser living hundreds or even thousands of miles away gain sufficient knowledge of local market conditions, trends, and regulations to produce accurate and reliable appraisals? And could it actually be a benefit to not live in the immediate geographic area?
GSEs (Government Sponsored Enterprises, including Fannie Mae and Freddie Mac), in their current modernization initiatives, are piloting instituting these types of “bifurcated” data-collection processes.
Unfortunately, they also resulted in a disproportionate benefit to white families and furthered neighborhood segregation under policies referred to as redlining. While the issue of bias in the appraisalprocess is not new, the regulatory scrutiny and efforts to address underlying systemic reasons are just now coming to bear.
The future of UPD and hybrid appraisals UPD is central to the future of appraisalmodernization. The next phase of appraisalmodernization is hybrid appraisals, anticipated to be incorporated into the GSE selling guides as early as mid 2025. Hybrid appraisals are not new or unique.
